Jason Property provides free home searches for renters with budgets above RMB10,000. For renters on budgets less

than RMB10,000, Jason Property offers home searches at the standard agency rate of 35% of  the first month’s rent.

Each Jason Property client receives a proposal of properties based on their exacting qualifications. This includes the

Home Search

Jason Property will arrange a suitable time to take you around your list of selected properties, with those short-listed

apartments receiving a second look through. When you have selected your final property, Jason Property will discuss

and negotiate lease terms with you and present them to the landlord. When both parties agree to the terms, they will sign

a lease and arrange a time for move-in and handover inspection.

 
Lease & Contract Negotiation

Jason Property will handle the specifics of arranging a letter of intent to rent a apartment, negotiating a lease and

creating the final document. Jason Property will also hold one copy of the lease in our offices.



Rental Payment and Security Deposit

Typically, landlords ask for a security deposit the equivalent of one or two month’s rent. This insures the landlord

against damage to property or the break of a lease. The security deposit is generally returned at the end of the

lease period, assuming everything is returned in good condition.

The first month’s rent is also typically required prior to move-in. Both can be paid into a specified Chinese bank

account, which the landlord should provide. They will also supply an official government-issued tax receipt.

Management & Other Fees

Other fees are possible based on the specifics of a apartment. Larger compounds typically incorporate a 5%

management fee for property upkeep. Utilities, Internet, satellite television and parking fees are also a

possibility.

Settling-in Services & Expat Essentials

Jason Property is able to assist in making your new apartment feel like home. We can offer advice and guidance on

where to purchase furnishings, undergo renovations, talking to the landlord, registration with the local authorities, maid

Ongoing Support Services

Jason Property conducts biannual inspections of your property to ensure everything is in good working order. We are

also available to speak to the landlord should the need arise. Our goal is to make sure there is a friendly relationship

between you and the landlord.

Departure Services

Leaving Shanghai? Jason Property helps with making sure you have everything in order and get the refunds you are

entitled to. We conduct a final inspection of the property, lease finalization, utility payments and the return of your security

deposit.
